Frequently Asked Questions

Question 1

What is an ADU?

Accepted Answer

An Accessory Dwelling Unit (ADU) is a secondary housing unit on a single-family residential lot. It can be attached to the main home, detached as a separate structure, or converted from an existing space like a garage. ADUs are sometimes called granny flats, in-law suites, backyard cottages, or secondary suites.

Question 2

What types of ADUs does ADU Depot build?

Accepted Answer

We build detached ADUs (standalone backyard cottages), attached ADUs (additions connected to the main home), garage conversions, and basement conversions. Each project is custom-designed to fit your property, local zoning rules, and personal goals.

Question 3

How long does it take to build an ADU?

Accepted Answer

The timeline varies by project scope, but most ADU builds take 6–12 months from initial consultation to move-in. This includes design (4–8 weeks), permitting (8–16 weeks depending on your municipality), and construction (3–6 months). We keep you informed at every stage.

Question 4

What areas does ADU Depot serve?

Accepted Answer

We primarily serve the greater Atlanta, Georgia metro area and surrounding communities. Contact us to confirm service availability in your specific location.

Question 5

Do I need an architect to build an ADU?

Accepted Answer

ADU Depot handles the full design process in-house. Our team produces all required architectural drawings, structural plans, and permit documents. You don't need to hire a separate architect — we take care of everything from concept to permit-ready plans.

Question 6

Can I customize the floor plan and finishes?

Accepted Answer

Absolutely. Every ADU we build is custom-designed for your property and lifestyle. You choose the layout, number of bedrooms, kitchen and bath finishes, exterior materials, and more. We'll walk you through options at every step of the design process.

Question 7

How do I know if my property qualifies for an ADU?

Accepted Answer

Eligibility depends on your lot size, zoning designation, setback requirements, and local ordinances. During your free consultation, we'll review your property details and local regulations to determine what's possible and guide you through any restrictions.

Question 8

Do you handle the permitting process?

Accepted Answer

Yes — we manage the entire permitting process on your behalf. This includes preparing and submitting all required documents, coordinating with local building departments, and responding to any plan-check comments. We keep you updated throughout so there are no surprises.

Question 9

How long does permitting take?

Accepted Answer

Permitting timelines vary by jurisdiction, typically ranging from 8 to 16 weeks. Some municipalities offer expedited review for ADUs. We'll give you a realistic estimate for your specific location at the start of the project.

Question 10

What permits are required for an ADU?

Accepted Answer

Most ADU projects require a building permit, and may also require electrical, plumbing, and mechanical permits depending on the scope of work. In some areas, a separate utility connection permit is needed. We handle all of these as part of our full-service process.

Question 11

How much does an ADU cost?

Accepted Answer

ADU costs vary widely based on size, design complexity, site conditions, and finishes. A basic detached ADU typically starts around $85,000, while larger or more custom units can exceed $200,000. We provide detailed cost estimates during the design phase so you know exactly what to expect.

Question 12

What financing options are available?

Accepted Answer

We partner with NEXA Mortgage to offer a range of ADU financing solutions, including construction loans, home equity loans, cash-out refinancing, and renovation loans. Our financing partners can help you find the right product for your situation. Visit our Financing page or contact us to learn more.

Question 13

Can I use rental income from my ADU to qualify for a loan?

Accepted Answer

In many cases, yes. Some loan programs allow projected rental income from the ADU to be counted toward your qualifying income. Our mortgage partners at NEXA can walk you through the specific programs and requirements that apply to your situation.

Question 14

Is there a special offer for first-time ADU buyers?

Accepted Answer

Yes! We currently offer a special introductory unit starting at $85,000. Contact us to learn more about current promotions and availability.

Question 15

What are ICCF building products?

Accepted Answer

ICCF (Insulated Composite Concrete Forms) are an advanced building system that combines the structural strength of concrete with superior insulation. They create highly energy-efficient, durable, and disaster-resistant walls — ideal for ADUs and residential construction.

Question 16

Why does ADU Depot use ICCF materials?

Accepted Answer

We partner with Greenwood Building Materials to source ICCF products because they deliver outstanding energy efficiency, noise reduction, and structural performance. ICCF-built ADUs are more comfortable, lower-cost to operate, and built to last — a better long-term investment for homeowners.

Question 17

Are ICCF buildings more expensive than traditional construction?

Accepted Answer

The upfront material cost of ICCF can be slightly higher than traditional wood framing, but the long-term savings in energy costs, reduced maintenance, and improved durability typically offset the difference. Many homeowners find ICCF to be the better value over the life of the building.
